Ka Malanai - New Condos in Kailua - Buildings 7 and 8

Today, I visited Ka Malanai with a client who put down a deposit for a new condomimum home in Kailua. Yay! Home Shoppe Hawaii is proud to say we have assisted many buyers with their purchase in this new Kailua condominium development. Ka Malanai is the first new condo building in Kailua in over 20 years. Ka Malanai is also on the VA list (VA financing is approved). The floor plans of these new Kailua condominiums are great and there are 1, 2 and 3 bedroom models from which to choose. The prices for 1 BR at Ka Malanai start in the low 600’s. 3 BR are in the upper 800 and 900’s, which is less than the median price of a single-family home in Kailua.

All Ka Malanai units feature beautiful finishes and upgrades, central air conditioning, and are single-level, with elevators in each building. No other Kailua condominium offers these features. 2 and 3 BR units also offer two deeded parking spaces. Kitchens and bathrooms are spacious and beautiful. The hallways are wide. These new Kailua condos feel more like a single-family home than a condominium. The Kailua location also cannot be beat, just a short distance from Kailua Beach and in the center of Kailua Town. They are over 75% owner-occupied, but also make a great investment.

3 BR - Living Room, Floor Plan B

Buildings 1-6 have completely sold out. There are very occasional resales in these buildings. Building 7 was released in November 2016 and Building 8 was released early this month. They are currently under construction, to be finished in July or August 2017. There is still some time to choose your own finishes. With sales of only a few months, out of these 60 new Ka Malanai units (buildings 7 and 8), only 20 remain. Hurry and act quickly, if you are interested in Ka Malanai, because these are going fast. There are still a few of each floor plan available, as of this writing.

Ka Malanai in Kailua - Kailua's Newest Condos for Sale

Ka Malanai is Kailua’s newest condominium complex. Actually, its the first new construction condo in Kailua in over 20 years. Ka Malanai is located in the heart of Kailua, close to shopping, dining, and other entertainment. Ka Malanai is located less than a mile from picturesque Kailua Beach. Kailua Real Estate | Kailua Town Condo Sales 2013 (First Half)

Kailua Real Estate - Kailua Town Neighborhood - 2013 Sold Homes

Kailua condominiums in the Kailua Town neighborhood of Kailua sold like hotcakes in the first half of the year. In fact, this neighborhood probably had the lowest days on the market of all neighborhoods in Kailua. Investors and owner occupants alike are scramblng to purchase a Kailua condo while they are still relatively affordable. Now that Kailua single family homes have for the most part crossed above the $650K threshold, for even some of the smallest better-condition homes, condos are still a good option.  Can’t wait to see what happens with the Ka Malanai condos when they finally come to market!

Kailua Real Estate | Kailua Town Neighborhood - 2012 Sold Condominiums

There were many condominiums sold in 2012, Kailua is a great location for a relaxing and convenient Condo Lifestyle.   All Kailua Town Condominium complexes, except Meridian East, (i.e., Poinciana Manor, Gardenia Manor, Windward Passage, Windard Harbour, Windward Cove, Koolau Vista, and Hokulani in Kailua) are in the area called Kailua Gardens.  All are in downtown Kailua, within walking distance to famous Kailua Beach, all your shopping needs, service businesses, doctors, and restaurants too.

Kailua Real Estate sales in 2012 for the Kailua Town neighborhood had a total of 71 transactions, an average sales price of $402,732 with an average 49 days on market (DOM) and a list to sales price percentage of 99%. Kailua Condominiums sold quickly and Sellers received a price pretty close to what they had listed.

Ka Malanai Kailua Ironwoods Condos Releases Another Floor Plan

KA MALANAI LOTTERY IS HERE!

Here ya go!!!  Another great 3 bedroom unit.  This floor plan features a large open kitchen with island, 2 lanais, a separate dining room, and along with a giant master suite with walk-in closet.

Kailua, Oahu, on the Windward side of the Island of Oahu, Hawaii, is a great place for condo living. There are many options to choose from and condominiums in Kailua are generally (with a few exceptions) more affordable- than single-family homes in Kailua.

Kailua Real Estate | Kukilakila Condominiums - 2012 Sold Homes

Kukilakila is one of 3 townhome-style developments in Kailua. It is actually a PUD or Planned Unit Development, rather than a condominium.

A PUD is a type of property ownership where individuals actually own the building or unit they live in, including their designated portion of land underneath the building they own, but common areas are owned jointly with the other members of the development or association.

In 2012, ten units sold in this complex. Sales in 2012 averaged $601,300 with 41 days on market and a list to sale price percentage of 98%.  Kukilakila was built in the early 70’s, all of the units have garages and most have views of Kaelepulu pond aka Enchanted Lake. Windward Passage is Kailua’s tallest building, constructed in 1979 with 18 floors. This residential Kailua condominium complex was planned to be 25 floors but met with opposition from local Kailua residents who prevailed.

Ka Malanai in Kailua Update - New Construction Condos in Kailua

Ka Malanai, the new construction condominium in Kailua, was discussed at the Windward Regional Meeting of REALTORS recently, at the Mid-Pacific Country Club.  Formerly called the Ironwoods, this development is the first new construction condominium development in Kailua in decades.

Several key personnel from D.R. Horton were in attendance to speak on the new Ka Malanai condominium development, to give updates, and to answer questions.

Of interest was the following information:

Pricing: $400-900K, for 1 to 3 bedroom units. They still have not gotten any more specific on pricing at this time.

Reservation System: Ka Malanai will use a lottery system and will offer units, by building. The lottery for Ka Malanai will be publicized in local media for at least two weeks prior to starting. And, as I understand it, if you are selected for one building and the unit type you want is no longer available, you can select another available unit in the building, but are not autmatically eligible for a unit in another building. The lotteries will be held one building at a time, as they are completed.

Completion: The buildings will be completed one at a time, starting from the North (Kailua Town) side of the Ka Malanai development and heading toward Enchanted Lake. It appears that there may be only 5 and not 6 buildings now.

Upgrades: There will be a base kitchen/appliance package available and an upgraded one, as well at Ka Malanai

Pets: Ka Malanai will be a pet-friendly building.

Floor Plans: Three floor plans have been realeased, this far.

Advice of Realtors: You can use your own real estate broker to represent your interests in your purchase Ka Malanai and they will compensate your broker, but you must register your brokers name with Ka Malanai.
