Kailua Real Estate | Kukanono Neighborhood - 2012 Sold Homes

Kailua’s Kukanono neighborhood is a small area between the Pali Highway and the Kawainui Mash conservation area. Homes do not come on the market often in Kukanono and in 2012 only 2 properties were listed. The two Kukanono homes sold did, however, sell for over asking price by at least $20,000! Kailua Real Estate | Koolaupoku Neighborhood - 2012 Sold Homes

The Koolaupoku Neighborhood of Kailua had steady sales in 2012. An average of 44 Days On Market (DOM) shows that property in Koolaupoku is in high demand with an average sale price of $805,893. Koolaupoku is a primarily upscale neighborhood bordering the Kawainui canal and heading toward the Kawainui Marsh. Some of the properties in this neighborhood are on larger sized lots and/or are canalfront, some have been CPR-ed and are on small lots. The Vintage Cave Honolulu | Private Society Elevating Art, Culture & Pleasur

Is it an art gallery? Is it a restaurant? Or is it a pricey club? Actually, a combination of all three and yet something more, as well. The Vintage Cave Honolulu (VCH) at the bottom of Shirokiya Department Store at Ala Moana Center is in an unlikely (though convenient) location, but it is definitely NOT the real estate in which is resides that defines this unique experience. 

The Vintage Cave identifies itself as a “private society” in concept and evokes images of ancient European caves in Lascaux and Altamira, where people once recorded their history in the form of art for thousands of years. The caves are symbolic not only as places to create art and record history, but as themselves, being art. For it is in caves where gemstones and rare crystals are created, natural works of art on their own. And the best wines, of course are also stored and aged in caves. Tying it all together is homage to Hawaii’s great affinity to its own caves formed in the birth of the island as lava tubes, decorated with meaningful petroglyphs, symbolic of our island culture and custom.

Kailua Real Estate | Kawailoa Neighborhood - 2012 Sold Homes

Kawailoa neighborhood in Kailua had just 3 sales in 2012. Kawailoa is not a large area, fronting Kailua Beach park from the end of S Kalaheo ave (Kalapawai Market)to the foot hills of Counrty Club Knolls (entrance to Lanikai). The average Days on Market (DOM) for these three homes was just 9 days! Two of the three homes sold for over asking price. This neighborhood is very popular as it is so close to Kailua Beach & Kailua Beach Park and also puts you in the desired Lanikai (Public Charter) Elementary School District.

Kailua Real Estate | Kalama Tract Neighborhood - 2012 Sold Homes

The Kalama Tract neighborhood features beachy homes on some larger lots, most over 10,000 Sq Ft. However the few which border the Coconut Grove neighborhood are the smaller parcels.

With 12 sales in the neighborhood and an average DOM of only 37 this neighboorhood is moving! The average sales price for homes in the Kalama Tract neighborhood is $1,162,428. Proximity to Kailua Beach and larger lot size makes Kalama Tract a very desirable neighborhood in which to buy.

Hawaiian Interior Design | Historic Charles Dickey House in Honolulu

The redesign of the interior of the historic Charles Dickey home in the Diamond Head, Honolulu neighborhood is beautiful and worthy of being featured here. The designer, Fine Design Interiors of the Big Island of Hawaii, won several awards for this project including the following:

The renovation of the historic Charles Dickey House in Honolulu was completed in June 2008. The photos here are by Hal Lum

Charles Dickey is one of the most prolific architects of Hawaii. His projects were both commercial and residential in nature and spanned over decades. More on Charles Dickey.  
This home was built in the 1930’s and is a prime example of simple territorail architecture of the period.

Kailua Real Estate | Kalaheo Hillside Neighborhood - 2012 Sold Homes

Kalaheo Hillside sales in 2012 were varied, with some properties sitting on the market for long periods, 100+ days, and others selling quickly. There was an average of 66 Days on Market for all 14 properties sold in 2012 with an average sale price of $903,678. Kalaheo Hillside homes either needed work (Contractors Special) or were already highly upgraded. Kaleheo Hillside neighborhood is popular because of its larger lots, some with views, easy freeway access to H-3, Pali and the Likelike Highway. It is also a very convenient neighborhood for military families.

Kailua Real Estate | Kailua Estates Neighborhood - 2012 Sold Homes

Kailua Estates is a well liked area of Kailua real estate primarily for its large and sometimes, huge lots, as well as its proximity to Kailua Beach, and cute neighborhood park “Triangle Park.”  The homes are older, but many are lovingly maintained & remodeled, along with a handful of smaller newer homes on lots that are either CPR homes or subdivided lots.

Kailua Estates properties rarely become available (only 6 sold this year) and do not stay on the market for long with an average of 44 days on market (DOM) for 2012. Kailua Estates neighborhood homes sold for an average of $1,045,000 and the average list to sales price 99%.

Kailua Real Estate | Kailua Bluffs Neighborhood - 2012 Sold Homes

Kailua Bluffs neighborhood Kailua real estate sales, in 2012, totalled 6. Prices for this area of Kailua real estate ranged from $499,000 to $969,000.  Kailua Bluffs in Kailua has an average sales price of $746,166, making it a well priced and more affordable neighborhood in Kailua. Kailua Bluffs homes also sold quickly in 2012 with an average of 27 Days on Market (DOM), and it seems Sellers also got what they wanted, with the list to Sales price percentage averaging 99%.

Kailua Real Estate | Hillcrest Neighborhood - 2012 Sold Homes

The Hillcrest neighborhood in Kailua had 10 home sales in 2012. This area was a little slower moving than most in Kailua with an average of 127 DOM.  All the homes sold for or just under asking price with the average sale price for 2012 at $912,270. The home in this area are a bit more upscale and expensive than in some of the faster moving areas of Kailua, which may account for some of this extra time on the market.  The Hillcrest neighborhood has beautiful views overlooking the Enchanted Lake neighborhood of Kailua and ocean, making the homes there desirable to many.

Kailua’s Country Club Knoll neighborhood is a very desirable upscale neighborhood and homes rarely come up for sale. Country Club Knoll had only two sales in 2012 one of those was sold before it was listed in the MLS. The other was just on the market for 9 days. Kailua’s Country Club Knolls had a list to sales price percentage of 100% and average sale price of $1,068,750. This is a beautiful private & quiet neighborhood.
